The history of Mountainside real estate can be traced back to 1760 when colonial settlers constructed the first Mountainside homes near what is now Hillside Avenue.
Many of these houses were still extant when a group of settlers arrived in the 1870s from Pennsylvania and New York State. These settlers constructed farmhouses and Victorian-style houses near what is now New Providence Road. Many of these homes featured large basements, durable sash windows and beautiful brick exteriors. Mountainside was incorporated as a borough in 1895, and demand for homes increased through the 1900s.This demand spurred the creation of several residential neighborhoods located near what is now Watchung Reservation Park.
Mountainside experienced growth spurts during the 1950s, 1960s and 1970s that tripled the city's population to more than 7,000 residents. These growth spurts were spurred by automobile owners who valued Mountainside's location near Interstate 78 and the U.S. Route 22 Corridor.
